The client needs to email us about their deposit dispute. We then complete a FREE review of the dispute. We will email the client letting them know if we can assist or not. We will explain why we do not think we can help. There is no obligation for us to take on all matters that are referred to us just like there is no obligation for the client to continue with our services after the free review.
We are likely to take on the dispute if we think there to be unfair or incorrect deductions. In such cases, we will require the client to provide supporting documents if not already provided. The client will also be sent our plan to retrieve the deposit and on their agreement we will start working on the dispute.
At the time of us emailing the client proposal we will let you know the cost of the service. This is a one-off payment to be made at the time of your agreement before we start working on your dispute. The review is free of charge.

The deposit is the client's money and if there are to be any deductions then the landlord or agent must show they are fair. Our attitude is the same. The deposit money is yours and we will do everything we can to retrieve unfairly or incorrectly deductions. We simply charge a one off upfront payment for this service.
When tenancies are not on an Assured Shorthold Tenancy (AST).
When tenancies where outside England and Wales
If there are rent arrears.
If we believe the proposed deductions are correct or there is little chance of us retrieving enough of your deposit.
If the proposed amount to be deducted is too small to warrant our fee.
Matters that have been subject to court proceedings, Alternative Dispute Resolution (ADR) or similar
Where the deposit is not protected.
Legal proceedings are ultimate resolution when all fails. Clients should seek to resolve matters informally first. It is recommended to consider ADR before starting court proceedings.
We can potentially help our clients with the ADR process (at an additional cost) but are unable to provide legal advice.
We will always try to come to an agreement but the ADR is sometimes needed.
If your proposed deductions are incorrect or unfair then send your deposit certificate, tenancy agreement, inventory reports, the proposed deductions and any other information you have for us to review.
